With house price growth slowing, soaring energy bills and increasing interest rates, there has never been a better time to improve the value of your property. But before households start a new DIY project they need to be sure they do their research, as some home improvements can devalue a home. Housing expert and owner of self storage company Pink Storage, Scott Evans said that certain renovations can have the “opposite effect on your home and decrease its value by thousands”.

More space doesn’t always mean more value when it comes to your home, and converting two smaller bedrooms into one will make your home less desirable.

Converting two bedrooms into one or converting a bedroom into a bathroom may seem like a good idea but it could knock thousands off the value of your home.

Scott said: “While having more space is something that many of us want, getting rid of a room isn’t the right way to do it. Most home buyers will search for properties based on the number of rooms and losing one will decrease the value of your home considerably.”

Building without the right planning permission is another DIY mistake that homeowners make.  While adding an extension to your home will add value to it, if you did so without the right planning permission from your council you will cause problems for potential buyers.

The property pro urged: “Don’t build without the right permissions as your future homeowner would have to apply for appropriate permission and this is very off-putting.  

“Without planning permission the extension may have to be pulled down too.” This will lead to thousands of pounds being wasted that could’ve gone towards other home improvements.

Getting personal with your interior design can also make your home less desirable and decrease its value.  Potential buyers could be put off if you use bold colours on your walls as they may have to spend countless hours covering them.

Scott said: “A bad colour choice can make your room look smaller and less appealing. If you plan on selling your home opt for neutral colours that act as a blank canvas for the potential home buyer.”

For those who are keen to sell their home, considering what would appeal to your potential buyers should be levelled above your personal tastes. Every year, new interiors become popular, changing with the times.

Statement tiles can also have the same effect as bold colours. While to you they may seem quirky to others it’s just another job they need to do while carrying out renovations.

Adding plants to the garden may make it look more attractive to potential buyers but adding the wrong ones will cost you thousands, warned the pro.

Scott said: “Japanese knotweed is one of the most famous weeds in home buying circles that can damage your property’s foundations.”

But it’s not just Japanese Knotweed that can cause problems when selling your home.  Giant Hogweed spreads quickly like Japanese Knotweed but it doesn’t damage the structure of your home. Instead, it can cause serious skin irritation in both adults and pets.

Scott added: “Giant hogweed is a very hard weed to get rid of and it isn’t something you want to tackle on your own as you could end up injuring yourself.  Not only is giant hogweed dangerous but it can cost thousands to get rid of, putting off potential buyers.”

Adding extra rooms to your property should mean that more value is added and the home becomes easier to sell, but this isn’t true if it’s at the expense of converting a garage.

The property guru explained: “While adding more space to your home should increase its value, doing it at the cost of losing parking and storage space can have the opposite effect.  Storage space and off-road parking are features that are always desirable to homeowners.”

Removing fixtures and fittings in your home such as the bathtub may not decrease the value of your home directly but it could “make it less desirable” causing your home to go unsold for longer. Scott said: “When your home takes longer to sell potential buyers will know that they have a stronger position when it comes to negotiating the price of your home.”

Not all home renovations should be avoided though, says Scott.  Simple renovations such as replacing kitchen cabinet doors, adding more storage or replacing fixtures and fittings in your bathroom can make your home easier to sell.

He said: “Adding the right type of flowers to your garden can make your home stand out on online listings.  Flowers such as hydrangeas, lillies and lavender can all be grown in UK gardens.”

If you don’t want to plant flowers, simply tidying up your garden can have a similar effect.  Cutting overgrown trees, flowers and grass can improve your home’s curb appeal without having to spend a penny.
